CONSTRUCTION PROJECT MANAGER

Job Summary:

Develop and accomplish commercial construction projects in collaboration with the Director of Construction.

Essential Functions:

  • Construction Management of several projects simultaneously
  • Manage design development phase: solicit design proposals, communicate project objectives to design professionals, assess design submittals, confer with Director regarding budget objectives
  • Manage bid development phase: solicit contractor proposals, conduct walkthroughs, ensure timely bid submittals, assess bid completeness, confer with Director for bid selection
  • Manage pre-construction phase: secure scheduling commitments from contractors, coordinate with company staff (property management staff and accounting staff) in preparation of project start
  • Manage construction phase: ensure contractor compliance to timeline and budget objectives throughout the project lifecycle, contribute incisive process review to drive projects toward milestones, respond to contractor Requests For Information in conjunction with Director and design professionals, assess contractor Requests For Payment in conjunction with Director, procure lien releases, confer with company accounting department regarding payment processing
  • Manage project completion: conduct punch-list, retainage, final release, and warranty processes, confer with capital management staff regarding end-project documentation 

Knowledge, Experience and Skills:

  • Experience in construction management is required
  • Bachelor’s degree is preferred
  • Contractor’s license, or architecture degree, is a plus
  • Self-directed, well-organized, thorough, professional
  • Excellent communication skills
  • Proficient in Microsoft Office (Word, Excel, Outlook, Project)
  • Proficiency in Yardi software is a plus

Physical Requirements: 

  • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards
  • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards
  • Must be able to lift and carry up to 50 lbs.
  • Must be able to talk, listen and speak clearly on telephone
